At Surrey HomeSearch, we work with a vast range of clients to find their perfect Surrey home. Our clients come to us for a number of reasons: Many don't live locally and need trusted professionals to conduct their search, advise on areas and liase with estate agents on their behalf, many live in London or closer by, but don't have the time search, attend viewings, keep up with all of the agents in their preferred areas, others come to us as they are not completely sure what they are looking for and need guidance from a trusted professional.
Today, we spotlight on a recent client search - a young family looking to find their forever home in Guildford, Surrey.
Our clients had already sold their family home in London, and were renting in Guildford when they contacted Surrey HomeSearch. They were chain free, with finances in place for their onward purchase, but were struggling to find the right property. After months of searching, they simply could not find the right property that ticked all of the boxes. This is when they reached out to Surrey HomeSearch.
After initial conversations, we met with our clients to discuss their search to date in greater depth. Surrey HomeSearch always ensure that we have an in depth conversation with our clients, to find out exactly what it is that they are looking for - and in this case, it was proximity to the train station and schools, as well as being within easy reach to the shops and local amenities. It is really important for us to understand how far our clients have progressed in their property search and the areas in which they have struggled - whether that be finding the time to keep in touch with the estate agents, or finding the time to view the properties, or simply not having the local knowledge and connections to reach the properties before everyone else!
In this search, our clients were simply struggling to find their perfect home: They felt that they kept on missing out on the properties that ticked the boxes for them. We knew that Guildford was where they wanted to be, and within walking distance to the train station and commute into London, so we started reaching out to our contacts in the area, and discussed suitable properties that were already on market, as well as discussing valuations that were taking place and properties that were being marketed quietly. Given our clients requirements and criteria, the pool of suitable properties was relatively small.
Surrey HomeSearch previewed several properties for our clients. We sent videos and feedback as well as additional information regarding the road, area, local planning applications for properties that were of partciular interest. Of the properties that we previewed, a small number of these viewed were shortlisted as potentials and viewed by our clients in person before we found "the one". We kept coming back to a property that was already under offer, but we knew that it would tick all of the boxes for our clients and we thought it was worth a chat with the agent marketing the property. We discovered that the offer was actually on the brink of collapse and agreed with the agent, that should this offer fall through, that we would be first back through the door! A short while later, we received a call from the agent to say that the chain below had fallen through and the property would be coming back to the market. As our client was a proceedable buyer in a strong position, we managed to achieve a one-off viewing before the property came back on to the market, which resulted in an offer being submitted by our clients, and agreed with the vendor - without it ever going back on the portals!
Our clients would never have even considered this property, as online it was showing as 'Under Offer'. It was only our contact and connections that allowed us the extra intel on the proeprty, which allowed us a one off viewing, and offer agreed!
Our support didn't end there. The property had planning permission approved for a rear extension. We were able to put our clients in touch with architects and local builders to gather quotes and carry out the building work for our clients.
Our clients are delighted with their new property. The ideal property, in their ideal location!
