We often showcase our success stories online – when an offer is accepted for our client on their perfect property or a client completes on their dream home, but we rarely show the hard work that goes on behind the scenes to reach these crucial success points.
So, what does a Property Search Agent or a Buying Agent do...?
We’ve diarised “A week in the life of Surrey HomeSearch” to give you a flavour of what goes on behind the scenes at Surrey HomeSearch HQ!
After a busy weekend of viewings, we were delighted that our clients wanted to put forward an offer on one of our shortlisted properties. The day involved advising our clients on the best strategy to take and then submitting the offer on behalf of our clients. At Surrey HomeSearch, we work to achieve the best price for our clients, which is always at the forefront of our minds when negotiating. We look at price comparisons, the current market, time on market, vendor history and our buyers position to ensure that the right offer is put forward. Our clients feel safe in the knowledge that we are working towards the best deal for them. By the end of the dqy (and lots of negotiation) we were delighted to have agreed a great deal for our clients and had an offer accepted! The day finished with a congratulatory phone call with our clients - these are always the best calls to be making!
Today we needed to ensure that the sales memo's were sent to all parties, and ensure that the agent has all the compliance documents that are required to commence the sales process. At Surrey HomeSearch, we manage this for our clients ensuring that we have all of the compliance information that is required at the beginning of the process - which is yet another reason why estate agents choose to work so closely with Surrey HomeSearch.
With things progressing smoothly, we turn our attention to a large viewing tour arranged with another of our clients on Friday. The rest of the day is spent catching up with our close network of agents, discussing suitable properties to view, and learning about off market properties and valuations of properties that will work for our clients.
After having completed the 'ground work', filtering out suitable properties for our clients, today was spent meeting with agents and previewing suitable properties ahead of our viewing tour on Friday. Today we focussed on Godalming, Haslemere and Farnham - all areas that we love at Surrey HomeSearch! A busy day out of the office, but great to catch up with so many of our trusted agents.
A desk day at Surrey Homesearch HQ! We spent the day going over the previewed properties, carrying out research and feeding back to our clients on suitable properties. We had a great selection of properties to show our clients, so we mapped out the day for Friday, making sure to factor in coffee and lunch stops along the way!
Viewing days are one of our favourite parts of the job at Surrey HomeSearch! It gives us a really good chance to show off all of our hard work behind the scenes, and there is nothing more rewarding than a successful day of viewings where our clients are spoilt for choice from our shortlist of properties. Surrey HomeSearch ensure that we not only show the properties, but we take the time to explore areas and villages that our clients may not have previously considered. It was a busy day, from meeting our clients at the train station first thing to ensure maximum time together, to de-briefing in a cosy village pub at the end of the day and running through their thoughts on each of the six properties we had viewed together. The day ended with a second viewing booked for next week...
